Melissa went from 1,350 people in 2000 to 4,695 in 2010 to 13,901 in 2020 — roughly tenfold in twenty years — and Melissa ISD has been among the fastest-growing districts in Collin County; its first high school class graduated in 2007 with 46 students. The practical consequence is that the housing stock is overwhelmingly first-generation slab-on-grade. Most of what we see here is the pest profile of a young house on ground that was recently a field, which is a genuinely different problem from an older town.
Ground that was farmland a few years ago
The rich Blackland Prairie soils are what drew Peters colony settlers here in the 1840s, and much of that ground stayed in cultivation until very recently. When a field is disced, cut or developed, the fire ants, field mice and crickets living in it do not leave — they move to the nearest structure. In Melissa the nearest structure is very often a house finished within the last few years, and the ones on the outer edge of a section take the first wave.
First-generation slabs in expansive clay
That same black clay swells when it rains and cracks when it dries, and a slab that has not finished settling moves with it. Hairline separations open at the slab edge, around plumbing penetrations and behind brick weep holes, and they are widest at the end of a dry summer. On a house in its first few years those gaps are still actively opening, which is why new-build owners often see more activity than they expected, not less.
A small 1872 railroad core, and not much else that is old
Melissa was laid out in 1872 when the Houston and Texas Central Railway reached it, had a post office by 1873 and about a hundred people in 1884, and was connected to Dallas by the Texas Electric Railway from 1908. That older core still exists, and the handful of genuinely old properties in it need looking at differently from the subdivisions around them. But it is small — unlike McKinney, Melissa is not a town of historic housing, and we will tell you which kind of house you have rather than assume.

My house is nearly new. Why do I have more pests than my old one?
Because new construction displaces whatever was living on that ground, and because a first-generation slab in Blackland clay has not finished settling, so entry gaps are still opening. It generally calms down after the first couple of years, and the perimeter work matters most during them.
We back onto a field. Does that change anything?
Yes. A lot on the outer edge of a section, backing open ground or land still being farmed, sees noticeably more fire ant, rodent and cricket pressure than a lot four streets in, and usually needs a shorter interval than a standard quarterly schedule covers.
